Severe Plumbing Issues

The people who work here are great and doing their best with a bad situation, but the complex has awful plumbing issues, regular sewage backups, and mold all over the place. Do not move here until Karya Property Management starts investing in fixing these problems.

La seguridad que están tomando ahora por la seguridad de nuestros hijos es muy buena, muy limpio el área ,,, Lo Único Malo es que roban mucho ya que a mi me an robado 2 veces el catalizador de auto y todo por falta de cámaras en frente de los apartamentos muchos robos ocurren!!!!!!! Nesecitan mejorar mucho en eso!!!!!

BUG INFESTATION / BROKEN AC

i have requested maintenance for my broken AC and pest control the first month of my lease all through its entirety of a year. i have called,emailed, and requested help through the app. i have two types of roaches and gnats because of this complex. i had to pay for my own exterminator with no reimbursement because the complex is not "liable".

I am a resident here over 2 years now. the apartments are located in a very convenient location. Location is a must for me as Houston so I don't be stuck in Traffic Sam Houston/Beltway 8 is around 1 mile, Katy Freeway is around 2 miles, 290 is around 4 miles from here. Kroger, Planet Fitness next door, HEB, La Fitness is around the corner, Spring Branch middle and high school 1 mile away. Memorial City Mall, Memorial Herman Hospital. Staff is awesome, courteous, professional, awesome ...

maintenance crew does work orders in a timely set. I see reviews talking about the roaches, I Personally never Had them. as I am a very clean person. I Respect my Apt as My Home. Apartments are nice, spacious. Night Patrol, On-Site Security Cameras. I have looked at other Apts in the area as I wanted to stay in the Gessner area because of location. I understand no Apts are perfect, for the Price, Size, location. This is Nice. It's People Not the Apts. whom make Apts Great or Bad. If you Treat it as Home, Respect it, Respect your Neighbors, Respect the rules. You will Not have a Bad Experience. K.K.

I have been living here for a few years, seen many managers come and go. But the staff here now Ms. Martha, Mr. Richard and Anita are very nice and professional. I referred my cousin and sister to move here too and we are happy here. My work order request are done on time and when i need help with printing papers or faxing stuff they are always happy to help me. I recommend these apartments.

Don’t look into these apartments at all they are the worst! First of all I was pregnant while living here, and I would always have BLACK MOLD in my restroom I would go to the office & they would take two weeks to go & they would just paint over it. On top of that the hot water is always going out because they have a boiler we didn’t have hot water for a week! The outside was always dirty sometimes there would be poop from big dogs & flies everywhere, management is horrible & maintenance as well. ...
